“Repair” can mean adjusting a lock, replacing a roller, renewing perimeter sealant, installing a manufacturer-supported sash, or removing the complete window. Those are not interchangeable jobs.

For an impact-rated opening, the remedy must address the actual cause without turning a documented assembly into an unverified combination of parts.

First: make a damaged opening safe

Keep people and pets away from cracked, loose, bowed, or displaced glass. Do not press on it, tape across sharp fragments, remove pieces, or test whether the pane will stay in place. If the opening is exposed to weather or unauthorized entry, contact an appropriate emergency professional.

From a safe location, photograph:

  • the entire opening inside and outside;
  • crack patterns, chips, gaps, and displaced materials;
  • labels, etchings, manufacturer marks, and hardware;
  • water, debris, and surrounding wall damage;
  • the date, weather, and event associated with the damage.

Notify the manufacturer, installer, property manager or association, and insurer as appropriate before discarding components. Their documentation requirements can affect warranty or claim review.

Diagnose the condition before choosing the scope

The same symptom can have different causes. Water near a sill might come from blocked drainage, perimeter sealant, flashing, a wall crack, wind-driven rain, or an open lock. Difficult operation might involve dirt, rollers, balances, hinges, alignment, frame distortion, or building movement.

Start with five questions:

  1. What manufacturer, series, configuration, and approximate installation date is this?
  2. What does the approval or NOA show for glass, frame, hardware, glazing, and installation?
  3. Is the concern limited to an operable component, glazing unit, sash, frame, perimeter joint, or surrounding wall?
  4. Are compatible parts and manufacturer procedures still available?
  5. Does the work require a permit, inspection, design professional, association approval, or warranty authorization?

Serviceable components: product-specific, not universal

Routine service can sometimes address dirty tracks, adjustment, worn rollers, balances, operators, locks, weatherstripping, or perimeter sealant. But even a small part should match the product and perform its intended function.

Do not drill new drainage holes, substitute hardware because it physically fits, paint over weeps, or apply unapproved adhesives. Follow the manufacturer’s current instructions and protect permanent labels.

Fogged insulating glass

Moisture trapped between panes typically points to a failed insulating-glass edge seal. It is different from temporary condensation on the room-side or exterior surface.

A fogged unit does not automatically require the complete frame to be removed. Depending on the approved series, construction, parts, and warranty, the remedy might involve a glazing unit or sash. It also may require full replacement if the compatible component is unavailable or the frame has other defects.

Cracked or chipped impact glazing

Impact-resistant does not mean unbreakable. Laminated glazing can crack while an interlayer retains fragments, but the visible pattern does not prove the assembly remains suitable for continued service.

Do not assume a windshield-style resin injection, surface polish, or generic pane restores the tested construction. The glazing makeup can specify multiple lites, an interlayer, an airspace, coatings, heat treatment, spacers, sealants, gaskets, setting blocks, bite, and retainers.

Replacing glass, a sash, or the whole unit

Use this framework:

The Florida Product Approval search can help identify the assembly and its documents. Do not mix unrelated series or rely on an approval for a different size or configuration.

Florida replacement work has current requirements

The 2023 Florida Building Code, Existing Building, Section 707.4 states that replacement windows and doors must be designed and constructed to comply with the wind provisions it references, subject to stated exceptions. Read the current section on replacement windows and doors and confirm local requirements with the authority having jurisdiction.

That code question is separate from whether a warranty supplies a part or an insurer covers damage. Ask each responsible party what documentation it needs.

Warning signs that support full replacement review

Request a complete-opening evaluation when there is:

  • cracked, separated, corroded, bowed, or loose framing;
  • movement at anchors or frame-to-wall joints;
  • recurring leakage with damage to adjacent construction;
  • multiple failed components or unavailable parts;
  • undocumented glass, hardware, holes, or field modifications;
  • a unit outside the needed pressure, egress, or approval conditions;
  • no reliable way to identify or reproduce the approved assembly.

This does not mean every listed condition automatically requires replacement. It means a cosmetic patch should not precede a proper diagnosis.

Build a comparable repair-or-replacement proposal

Ask each bidder to state the diagnosed condition, proposed scope, exact replacement components, approval and manufacturer basis, permitting responsibility, protection and cleanup, exterior and interior finishes, warranty, exclusions, and what happens if concealed damage appears after removal.

Primero: haga segura la abertura

Componentes reparables: dependen del producto
